Two homes with the same number of bedrooms can need very different boiler work. These are some of the factors a proper survey needs to confirm.
Combi, system or regular
A like-for-like replacement is different from changing the way the home stores and delivers hot water. Cylinders, tanks and pipework can all change the scope.
Flue, gas & condensate routes
Keeping the boiler in place is usually simpler. Moving it may involve new pipe routes, drainage for condensate, flue design and making good.
Water quality & circulation
An installation should consider sludge, filters, radiator performance and existing controls so the new boiler is connected to a system that is ready for it.
Why we still survey the property.
The calculator is designed to answer the first budgeting question quickly. The survey answers the technical questions that cannot be seen online: gas-pipe sizing, flue position, condensate route, water flow, controls, access and the actual condition of the heating system.
It also gives us a chance to understand what you want to improve. A replacement may be about reliability, better hot water, a different boiler location, smarter controls or part of a wider renovation. The final recommendation should reflect that goal rather than simply replacing like for like by default.

Is the online boiler estimate a fixed quote?
No. It is an indicative budgeting range based on the answers selected. A survey is needed before the final boiler specification and quotation are confirmed.
Why does moving a boiler affect the price?
A relocation can require new flue, condensate, gas and heating pipework routes, along with access and making-good work. The amount varies significantly by property.
What if I do not know what type of boiler I have?
Choose the not-sure option and send a photo of the boiler and any hot-water cylinder or tanks when you enquire. We can identify the existing arrangement before the survey.
Does the estimate include radiators or major system upgrades?
The estimator focuses on boiler installation and a basic allowance for system cleaning or upgrading. New radiators, cylinders, major pipework changes and other wider work would be assessed separately.
